I recently had a client who was in the unfortunate position of selling their parents town house in an estate sale.  After evaluating the property I met with them and explained their agent could sell it “as is” at the recommended list price of $220,000 and it may sit on the market for whiel due to the poor condition  of the home. The house smeled horrible, all the carpets were blue with caked in dirt and large stains, the walls were dirty and scuffed and it was outdated, AND was vacant so all of these negative aspects stood out even more.

I advised that we could addressn some of the issues in order to make it more appealing to buyers. I suggested removing the carpet in the living room, on the stairs and upper level, refinish the parquet floor in the main area, paint through out, as well as STAGE with a few items.

They didn’t want to spend much money as it was a tough situation, so I brought in some trades and they suggested a $5,000 investment. After making those changes the realtor decided to list at $240,000.00. That's an incredible $20,000 over the original list price.

However it just so happened that the market here was very HOT and properties were selling fast.  At the open house they had 30 people through and obtained multiple offers that day. The final selling price was $260,000.00!!

WOW, an amazing $40,000 OVER the original, as is list price!! All because they staged and invested $5,000 based on our evaluation! The clients were happy that the sale ended quickly and enabled them to move on with their lives.
